Duplex Building Guide for the Fraser Coast

Planning to build a duplex on your land? We’ve put together below some useful information to assist you in the planning of this new development in the Fraser Coast.

Minimum Land Size
The size of land required is dependent on several factors of design & council regulations. Factors such as the footprint size you are hoping to achieve in your duplex as well as whether you wish to be single level or multi-levelled.

Fraser Coast Regional Council Dual Occupancy Code
The FCRC published a Dual Occupancy Code which addresses land size requirements. A clear determination of if your land will be awarded a development approval for the purpose of a dual occupancy can only be granted with enquiries made to the council relating to your specific land address.

Zoning / Subdivision
A residential & semi residential block are the most common to be acquired for the purpose of duplex constructions. If you have found land that has another zoning, it would be best to check with the local government authority prior to purchase to ensure you would be able to construct a duplex on that block.
If you are wishing to build a duplex in the Fraser Coast, the land would be one title with each duplex being its own individual lot. The Fraser Coast Regional Council does mandate that each duplex unit must have its own water meter & sewer infrastructure, and own electricity meter.

Fraser Coast Planning / Application Fees to consider
Infrastructure charges are a significant fee which need to be considered for your new duplex development. On the linked Infrastructure charge document refer to 4.2.2 “Dual Occupancy” for an estimate of infrastructure charges for your new duplex.

Local government fees for applying for the development permit for your duplex can involve a number of applications. These will need to be determined on a case by case basis. For example:-
– demolish & removal of existing structures
– development application to include both lots
– additional driveway crossover
– additional water meter connection
– application for additional water meter

Electricity
In the Fraser Coast Region new duplex developments are required to have their own electricity meters.
